Porta Norte: New development in Panama Norte

Panama City is a vibrant metropolis, where you can find everything from a climate that is sought after by millions of tourists from all over the planet to large international companies, as well as endless cultural and artistic options, in addition to first class schools. There is no doubt that living in the capital is a gift. However, have you ever wondered which area of the city is the best to live in? Here are the reasons that make Porta Norte the ideal choice for your family.

Casco Viejo, our inspiration

Who would have thought that after a pirate attack, one of the best planned cities on the continent would be built? The history of Casco Viejo is exciting and although it begins with a tragic event like the invasion of Herny Morgan and his pirates in 1671, the essence of this city is another one, that of the classic, the vanguard and, above all, the planning.

What makes Casco Viejo an icon of urban planning?

Planning is the key word. Contrary to other areas of the city or the region that grow without any plan and this causes a lot of problems, Casco Viejo is an example to follow.

Why?

  • Checkerboard structure. Casco Viejo has a grid structure that is related to the cardinal points. This makes its streets easily passable, since its foundation until now. This characteristic made Casco Viejo an authentic model of city in the continent.

  • Public squares. We are sure that you have a story with your friends or family in one of the squares of the Casco Viejo (Plaza Mayor, Plaza Herrera, Plaza Bolivar, Plaza de Francia) because that's what they are for, for you to appropriate them and for them to be spaces of coexistence. Although not all the squares were built since the city was founded, they have always been a feature that make it unique.

All this, added to a history full of heroic deeds, led Unesco to recognize Casco Viejo as a World Heritage Site.

The future of Panama City

Casco Viejo is a classic, so we took the best of it and added current urban planning concepts to build an innovative city, the one we Panamanians deserve. Our goal is to make Porta Norte the first smart city in the country.

Talking about smart city does not only refer to cutting-edge technology, such as intelligent waste management or traffic lights that work with machine learning to improve traffic flow, but it is also necessary to be in tune with the Sustainable Development Goal 11 (SDG 11) of the UN..

This means that we seek an organic coexistence between technology and nature. We incorporate the best technology, even from construction, but we also promote biodiversity.

In addition, we promote zero-emission mobility such as cycling and, above all, walking. We want you to return to walking in your community and for this we plant native trees that will provide shade and create an optimal temperature to leave the house and live with your neighbors.

The main features of Porta Norte are:

  • Construction of wide walkable sidewalks.

  • Construction of bicycle lanes to connect the project internally.

  • Incorporation of public transportation that connects the project to the interior and exterior.

  • Construction of public squares.

  • Tree planting.

  • Planned development of housing and commercial zones.

Where is the capital growing towards?

Panama City is growing, there is no doubt about it. Today, places that were once far from the center have been incorporated into the urban sprawl, but where can we find a sustainable and planned growth? The answer is clear: North Panama.

The geography of our city has set natural limits that benefit growth to the north. To the south, the Bay of Panama is an unbreakable border; to the east, the mangrove zone makes the construction of a housing development very complicated; and to the west we have the canal reserve and the canal itself, which makes growth on that side impossible.

For all this, the concept of Panama City North has emerged, which integrates the whole set of actions that are already advancing to make this point of the city the new center. It is not only the construction of houses and apartments, but a complete planning that involves labor, commercial, educational, entertainment, sports and even public transportation options for the entire capital.

Panama's subway master plan calls for the construction of line 8, which will connect Don Bosco with Villa Zapata, passing through Porta Norte.

Real estate options in Panama

The home projects in Panama Norte are the core of the project. We not only want Panamanians to spend a few hours of their day here, we want them to live here. To achieve this, we are building a real estate offer that will give thousands of Panamanians access to housing.

Estimated population of Porta Norte:

50,000

Estimated units:

18,000

North of Via Panama Norte, we are building 260 hectares of a new city. Divided into two parcels, North and South, of 100 and 162 hectares respectively, with nine sections, this new development will be fully serviced:

  • Wide sidewalks

  • Banks

  • Sports centers

  • Cycleways

  • Schools

  • Bus stops

  • Parks

  • Places

  • Restaurants

  • And much more.

We will have places with universal accessibility for people with disabilities and also pet friendly spaces.

In addition, we conserve the María Prieta River and Quebrada Mariposa, places where residents can live in harmony with nature.

Projects under development

The two parcels mentioned above and their nine sections will be in charge of different real estate projects in Porta Norte. However, each project is aligned with DPZ Partners' master plan by architect Andrés Duany, considered the father of new urbanism.

Duany has been at the forefront of urban projects throughout most of the United States, as well as Belgium, Canada, England and Mexico. He has won Topaz Medallion, Civic Arts Award and Best Waterfront Housing Development awards, among others.
